2. A "Minor Addition" is the expansion of a structure by less than 50% of its square footage. If you are unsure if your project is considered to be a Major or a Minor addition, call the Community Development Department at 303-783-2721.
4. Applying Online

   To apply for this type of permit, you will need to provide the following items:

   1. Completed General Permit Application
   2. Stamped structural plans
   3. Architectural plans
   4. Floor plans and/or other necessary plans or specifications to demonstrate Building Code compliance
   5. Site plan showing all existing and proposed site improvements, easements, 1 ft. contours in USGS elevations, and floodplain boundaries
   6. Completed Floor Area Ratio (FAR) Worksheet (R-1, R-2, R-3, R-4 and R-5 Zone Districts Only)
   7. Height calculations is USGS elevations
   8. Building elevations demonstrating compliance with bulk plane and building height requirements in USGS elevations
   9. Soils investigation if structure is greater than 1000 square feet
   10. Construction staging plan
   11. Manual J and supporting documents
   12. Right-of-way photos, unless street is privately maintained
   13. Right-of-Way permit application (processed by Public Works), unless street is privately maintained
   14. If a second story addition, confirmation that Pre-application Neighborhood Input Meeting requirements have been satisfied
   15. Proof of sewer permit or sewer release form, if there is an upgrade in water tap size or any sewer line work associated with the permit
   16. Stormwater Management Plan & completed Stormwater Construction Permit Application, if construction will disturb ≥ 1 acre of land
   17. Approval from Colorado Department of Public Health and Environment for removal of materials if over trigger level(s)

   A plan review fee of $680.00 is required for all Minor Additions. Payment is accepted via Xpress Bill Pay. Once your payment has been processed, enter your name and the Transaction Number of your payment in the fields below.
